Hey guys, I hope you’re having a great weekend!
Fundrise is a form of real estate crowdfunding. Is it worth it? Is it good? How does it work?
What is Fundrise?
Fundrise launched in 2012 and it started targeting accredited investors, but now it’s open to everyone; you can invest with as little as $10!
Fundrise sits somewhere in between private real estate funds and REITs…
Private Real Estate Funds…
- Accredited investors only
- Have lock-up periods; illiquid
Real Estate Investment Trusts…
- Anyone can buy
- Are open for trading and selling every day; liquid
Fundrise = semi-liquid
I call it semi-liquid because you can redeem your shares quarterly, but there might be some fees with that.
It’s complicated to redeem your shares because we’re talking about real estate.
Fundrise Website
If you go to “Client Returns” on the Fundrise website, you can see their published returns, which is pretty cool!
Fundrise has been doing well lately; it’s a clean platform and reminds me of Robinhood.
Like Lincoln said in his video…
“Fundrise is for the retail investor investing in real estate.”
The 4 Fundrise Investment Strategies
- Fixed Income –> debt securities, debt on real estate, lending, etc.
- Core Plus –> buying a class A or B asset and focusing on rental income
- Value-Add –> buying an undervalued property and fixing it up
- Opportunistic –> (self-explanatory)
I decided to open an account, so I’ll let you know how it goes!
There not the only ones doing this, there are other companies out there capitalizing on this “real estate crowdfunding.”
Let me know what you all think of all this; see you soon!
